APPLICATION PROCESS & SCREENING CRITERIA

APPLICATION REQUIREMENTS

QUALIFICATIONS:

Applicant must have monthly income equal to (3) times the rent amount.

  • Applicant must have verifiable income.
  • Applicant must provide information, including name, address, and phone numbers of last (2) two Landlords.
  • Applicant must be 18 years old or older to submit an application.
  • We will conduct a credit check and a background check to include criminal and eviction check, plus contact previous Landlords for rental history verification.  We may contact your current employer to verify employment as well.

APPLICATION FEE and SECURITY DEPOSIT(S):

  • A non-refundable application fee of $60.00 per person or $65.00 per married couple in the form of a money order or cashierâ??s check is required at the time of submission.
  • A separate money order or cashierâ??s check for the Security Deposit is required at time of submission.
  • Please make both money orders or cashierâ??s checks payable to:  Noble Group Properties

PET RESTRICTIONSPlease read and sign a copy of the Dog Breed Specific Policy.  Pet deposit is $300 per pet.

SMOKINGNo smoking is allowed inside the home or garage.

ITEMS NEEDED IN ORDER TO PROCESS YOUR APPLICATION

  • Rental application (completely filled out and signed).
  • Photo copy of driverâ??s license and social security card.
  • Signed copy of Dog Breed Specific Policy.
  • Application Fee and Security Deposit in separate Certified Funds made payable to:  Noble Group Properties.
  • Applications are processed in the order in which they are received and will not be processed without all necessary paperwork, funds and/or documentation.

 

APPLICANT(S) MAY BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS:

  • Falsification of application by any applicant.
  • Incomplete application by any applicant.
  • Insufficient income.
  • Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants (including children) who plan to live at the residence.
  • Felony or serious misdemeanor charge(s) and/or conviction(s).
  • Poor credit history of any applicant (credit reports are obtained).
  • Poor rental profile of any applicant (rental history reports are obtained).
  • Non-payment or frequent late payment of rent.
  • Evictions.
  • Broken lease or amount still owing previous landlord.
  • If any landlord(s) would be unwilling to rent to again for reasons pertaining to the behavior of yourself, your pets, or others allowed on the property tenancy.
  • If misrepresentations are found after the lease agreement is signed, the lease agreement will be terminated.
